MFA Engineering & Consulting is a licensed professional engineering practice covering civil and structural design, construction documentation, permitting, compliance and project management across Nassau County, Suffolk County and the five boroughs.

How the practice is structured

Engineering and approvals usually sit with different firms. The design gets produced in one place, then handed to somebody else to file — and every objection from a plan examiner has to travel back across that gap. We hold both, which means the design is prepared with the review already in mind, and the review is answered by whoever did the design.

One practice, not a chain of handoffs

On most projects the engineering and the filing sit with different firms. An architect designs and brings in an outside engineer for the structural work; an expediter files what they are handed. The consequence is that every plan examiner comment has to travel between parties — the filer receives an objection they cannot answer, forwards it, waits, and returns a response they cannot evaluate.

Here the analysis, the sealed drawings and the filing sit with the same licensed professional engineer. A comment on the calculations is answered by whoever performed them. That removes the handoff, and the handoff is where most of the lost time on a filing accumulates.

What a license actually changes

A permit expediter can file an application but cannot seal a drawing, cannot perform the engineering and cannot answer a technical objection on their own authority. A professional engineering license carries the ability to analyze, design, seal and certify — and the personal responsibility that attaches to doing so.

Practically, that matters most in three places: sealed structural design, certification of existing conditions where an inspection can no longer be performed, and filings where the department requires a design professional of record.

How the work is approached

• Buildability and approvability are engineering constraints. A design that cannot be built at the estimated price, or that returns in objection, has failed regardless of whether the calculations are correct.
• Existing conditions are measured, not assumed. On older buildings the drawings, where they survive, frequently do not describe what was built.
• Sets are prepared for the department that will review them. Close to a hundred authorities across Nassau, Suffolk and New York City, each with its own format and its own recurring objections.
• Scope and price are agreed before work begins. No open-ended engagements.
